Unless you plan on staying in a home 15 plus years or pay cash it doesn’t make a whole lot of sense.
If you factor in how front loaded home loans are by looking at interest and principal portions of each payment and that most people stay in a home seven years or less, the real rate is probably closer to 25%, not including prop tax and insurance.
